Its a scene whit Maya after the Shot game. As far as I know, you need to be between lvl 1 dik and lvl 2 chick. If more or less it doens't unlock. Also you need to go home right after the shot game and try to kiss her. Hope it helps.
You can climb one of the pillars on the left side
If you mean the one for the rich lads, you go over the wall, then there should be a pillar. When you get to the pillar (it's view-able from the starting spot, and can be found by going along that first wall), you climb up the pillar. On the outside balcony, go to Jill's window, then watch, then you'll figure it out.
Heck yeah. Sage is *the* shit, and Isabella is interesting as hell.

For me its the best game on here. Great animations, hot models and great humor. And the new update is huge (compared to most games). Cant wait till the next one!
