I've been waiting too much for this new version and i got very disappointed ...

Since no one else is answering the concentration question I will. You first unlock it when you talk to Maria time when she is sitting at the bench near the park. Talk to her there twice in the afternoon or evening not sure which and you'll unlock it after the second talk.
